Stonegate Property Wants to Go Residential

Planning Commission Proposes Change in Ashburn Land Policies

The Planning Department will have an open house this Wednesday evening on behalf of the Planning Commission, to discuss proposed changes in land-use policies for about 102 acres of land, known as the Stonegate property in Ashburn.

The Loudoun County Planning Department planner Sarah Milin encourages area residents to attend the open house because it is a way for them to provide comments and ideas to the planning commission.

"It is a good way to get views across to the planning department, whether they support or oppose the conversion," Milin said.

The Stonegate property was an R-1 District, which permitted one dwelling per 1 acre to exist, but was rezoned in the late 1980s, Milin said. Now, it is a nonresidential district.

The proposed amendment to the Comprehensive Plan being considered by the Planning Commission would change the designation of the property from business to residential use, Milin said. If the amendment is approved, there are plans to build 100 single-family-detached houses and 93 town houses on about 102 acres of land.

"Stonegate is surrounded by residential areas on three sides. It is north of Cameron Chase, east of Ashburn Village and south of the W&OD Trail," Milin said. "The whole area was planned for business, but was rezoned in the late 1980s. Cameron Chase was rezoned as an R-1 District."

The meeting will be held Wednesday, Nov. 16, from 6 to 8 p.m., at Farmwell Station Middle School, 44281 Gloucester Parkway in Ashburn. The Planning Department will be there to answer questions.
