The Tysons Corner Center expansion and redevelopment is well under way and on target for the grand opening in August 2005. Traffic patterns in the area of the redevelopment have now been changed, causing some consternation and confusion for drivers.
“Driving patterns are changing because the ring road is being built,” said Tysons Corner general manager Kathy Hannon. “Construction will unfold in phases to minimize potential inconveniences to mall patrons and employees. To keep traffic flowing smoothly, we’ve added directional signage along the relocated ring road. We’ve implemented a special valet parking program near the mall entrance next to Lord & Taylor to compensate for displaced parking,” said Hannon.
The ring was temporarily displaced so that Wilmorite Properties, the owner and manager of the shopping complex, could relocate utilities, demolish the interior of the former J.C. Penney Co. building and parts of the facade. In April the next phase will begin, and sections of Parking Terrace C will be fenced off for electrical work.
“What’s really a pain is waiting for them to let you go. I sat there forever while trucks went through, but they made us all wait. At least with a light it’s equal,” said shopper Allison Phelps, of the makeshift intersections that are manned by employees holding “stop” and “slow” signs.
THE $100 MILLION redevelopment is the first major renovation to Tysons Corner Mall in over 15 years. On completion, the added space will make the mall the sixth largest in the United States.
The core of the expansion is taking place in the spot that was occupied until recently by J.C. Penney department store. The expansion and redevelopment will add 350,000 square feet of leasable space to the mall.
The revamped section will house a 16-screen AMC movie theater, a 10-unit food court, five white-tablecloth restaurants and up to 30 more retail shops.
To date, AMC is the only one that has signed a lease for the space. “The AMC brand promises an inviting atmosphere, industry-leading amenities, and the highest-quality film presentation,” said AMC Theaters CEO Phil Singleton. “Moviegoers at AMC Tysons Corner 16 will experience the AMC difference in comfort, quality, service and convenience.
