Alan Sherman, treasurer of the Potomac Crest homeowners association, was pleased with the newly approved development around the corner from him.
“It should be fine,” he said.
Sherman testified before the Planning Board on July 10 when a new development plan of 21 houses, currently also called Potomac Crest, came before the board for Site Plan.
The development will be constructed on 9.1 acres in the northwest corner of Seven Locks Road and Tuckerman Lane. Of that space, 2.34 acres will be dedicated as a forest conservation easement.
There will be no access to the site from Seven Locks Road, and a 50-foot buffer of trees along the road.
“This is a recommendation of the Master Plan,” said Mary Beth O’Quinn, of Park and Planning.
A cul-de-sac will be constructed as an extension of Patriot Lane and the houses will be constructed on either side of it.
Sherman was present to ensure that two conditions be met — retention of trees and a name change.
Current residents are concerned that removal of trees will create a loss of privacy, Sherman said.
He also noted that calling the development Potomac Crest would be confusing, since there is already a development of that name. “The two developments differ in character and size,” Sherman said.
Scott Reed of the Magruder Company, the developer of the property, agreed to construct a privacy fence, and to change the name of the development. “We have not chosen a name yet, but it will not be Potomac Crest.”
The board approved the development, unanimously, with no debate.
Reed hopes to begin constructing the 4,000 square foot homes some time after the first of the year. “Hopefully, we’ll have some deliveries in 2004.”
